The subject property is located in the Transition Overlay District and the Architecture Control Overlay District.
A Rezoning may be required due to two zoning districts, CR - Commercial Retail and CG - Commercial General, on the subject property. Special Use Permits may be required based on the uses proposed (i.e., hotel, performance center, college/university space, and upper story residential/mixed uses) and there may be a Special Exception request to exceed the height limitation in the Transition Overlay District. Additional Special Exceptions may be required based on the final design and those Special Exceptions have not been identified at this time.
