Background

Proposal includes a grocery store with six fuel stations (12 pumps) on 1.82 +/- acres on the west side of Spring Street and north of Fairfax Boulevard. The subject property is located in the Architectural Control Overlay District.

Requests:

  • Rezoning from IH - Industrial Heavy District and CR - Commercial Retail District to CR - Commercial Retail District;
  • Special Use Permit to allow fuel stations in CR - Commercial Retail District;
  • Special Exceptions - to 10-foot side yard requirement along the northern property line; to require all on-site above ground utilities to be relocated underground for any development that require site plan approval; and to street tree planting requirement within 15-feet of rights-of-way. 
  • Certificate of Appropriateness for architecture and landscaping.
