Background

The potential applicant is proposing to replace three office buildings with a mixed-use development consisting of three buildings that include 7,395 square feet of retail, 26,391 square feet of office, and 257 apartments (multifamily units), 4,465 square feet of amenity space, a plaza, and two levels of structured parking and surface parking with a total of 492 spaces. The potential applicant proposes a private east-west street and a north-south pedestrian path.

Potential Requests

The potential applicant is requesting a Zoning Map Amendment (Rezoning) from CO Commercial Retail to CU Commercial Urban in the Old Town Transition Overlay District (TOD), Special Use Permit for upper-story residential/mixed use building and multifamily, Special Exceptions for height, density, and inter-parcel connection, and a Major Certificate of Appropriateness for architecture and landscaping. This proposed application would be subject to the City's Affordable Dwelling Unit (ADU) ordinance.
