The potential applicant is proposing to redevelop the property with a mixed-use development with 37 residential dwelling units consisting of 29 townhouses and 8 two-over-two (multifamily) units and a 2,730 square foot freestanding retail building. A maximum building height of 4 stories is proposed with a density of 17.7 units per acre. The subject site is currently developed with 4 two-story buildings with approximately 16,616 square feet of office space with two courtyards and 124 surface parking spaces. The subject site is currently zoned CR Commercial Retail, and the potential applicant is proposing a rezoning to CU Commercial Urban. The subject site is located within the Activity Center Place Type, as designated in the Comprehensive Plan.

Requests

The applicant proposes to rezone approximately 2.09 acres from CR Commercial Retail to CU Commercial Urban. Potential applications include a Rezoning, Special Use Permit, General Development Plan, and a Major Certificate of Appropriateness for Architecture and Landscaping.
